    • Take: ⭐⭐⭐⭐⭐ Best family/primary residence
    • Current: #4203 is recorded at 2,658 SF | $2.699M | $1,015/SF.
  4. 02 Stack — Residence B | ~1,501 SF original plan | 2BR + den / 2.5BA
    • View: Downtown/skyline + long-range water depending on floor
    • Sun: Good natural light; elevation matters considerably

    • Don’t: Much smaller than 01/03/04
    • Take: ⭐⭐⭐⭐ Best entry-level plan
    • Current: #1902 1,404 SF | $1.28M | $912/SF versus #2802 $1.40M | $997/SF.

Penthouse #4603 — 5,281 SF | 5BR / 6.5BA

  • View: Trophy panoramic views from the 46th floor
  • Sun: Multiple exposures
  • Like: Massive footprint • top-floor scarcity • extraordinary entertaining space
  • Don’t: $9.995M / $1,893/SF creates a very thin resale audience
  • Take: ⭐⭐⭐½ at today’s ask.

My ranking

01 → 04 → 03 → 02 → Estate → Penthouse

Best investment right now: #3201. At $1.72M / $785/SF, you’re getting a 32nd-floor, 2,191-SF residence in a 2020 building. The building’s 12-month closed average is about $746/SF, which gives you a rational basis for pushing the seller lower.

Best lifestyle: 04/D — particularly high floor, because the 544-SF terrace is a major differentiator.

Best 3BR: 03/C — bigger, better family utility and better long-term luxury-buyer depth.

Best value target: #3201 around $1.55–$1.60M, or roughly $707–$730/SF.
