Where I’d buy
Best overall: 03 stack — true 3BR, efficient ~2,140 SF footprint and a more manageable entry price.
Best lifestyle: 04 stack — southeast/south exposure + higher-floor ocean/Intracoastal views.
Best value: Lower/mid-floor 03. I’d rather buy #1203 around $1,075/SF asking than pay roughly $1,275/SF for #2803 unless the higher elevation/view is personally important.
Best sunset: 01/02 side.
Best sunrise/ocean: 04/05/06 side.
For investment, I’d prioritize 03 and 04 between roughly floors 12–25. You get most of the Andare product and view proposition without paying the very large high-floor premium.
