I’d split the beach market into three buckets: value/renovation (Jackson, 511 Bayshore, Venetian), established luxury (Las Olas Beach Club, Paramount, Tiffany House), and premium oceanfront price discovery (Selene, Auberge). The opportunity is not simply finding the “best building”; it’s finding the unit where the basis is wrong relative to its floor, view, condition and closest comps.

Jackson / 511 / Venetian: roughly $500s–$600s/SF opportunities.

Las Olas Beach Club: roughly $600s–$800s/SF value inventory despite oceanfront positioning.

Paramount: potential modern-luxury opportunities below $1,000/SF.

Selene: roughly $1,000s–$1,400+ depending dramatically on line, floor and deal structure.

Auberge: established ultra-luxury benchmark, with premium inventory capable of substantially higher pricing.

 

1. Jackson Tower — Best renovation-arbitrage story

2. Las Olas Beach Club — Biggest current pricing dislocation

3. 1 Las Olas Circle / Venetian — Boating sleeper

4. 511 Bayshore — Lowest-basis Intracoastal lifestyle

5. Paramount — My established modern-luxury sleeper

6. 401 N Birch / Tiffany House — Investor play

7. Selene — The price-discovery battlefield

8. Auberge — The benchmark, not necessarily the bargain

 

My Smart Money Shortlist

If I were putting together a one-day Fort Lauderdale Beach investor tour, these are the situations I’d investigate hardest:

1. Paramount #405 — potentially the most interesting modern-luxury dislocation.

2. Las Olas Beach Club #702 — nearly 2,400 SF at about $609/SF; understand why it’s cheap.

3. Jackson Tower — high-floor renovation arbitrage if the seller will approach the low $900Ks.

4. Selene 01-line — particularly if a ~2,395-SF 3BR can be bought around the low-$1,000s/SF.

5. Las Olas Beach Club #607 — 1,905 SF at $627/SF.

6. Venetian #605 — scarce Intracoastal/boating/location trade around the $700K level.

7. 511 Bayshore — target dated high-quality-view units around the low/mid-$500s/SF or better.

8. Auberge — wait for a genuinely motivated resale rather than paying trophy pricing.
