Best overall floor plan - 02 Stack — Barcelona | 1,990 SF | 3BR / 2.5BA
- View: Intracoastal + ocean/city at elevation
- Sun: Excellent because of broad corner exposure
- Like: True 3BR • enormous ~1,125-SF terrace • excellent indoor/outdoor lifestyle
- Don’t: Nearly 2,000 SF inside but the terrace makes total maintenance/exposure substantial

Best terrace / lifestyle plan - Recent #2502 closed around $1.35M.
- 06 Stack — Riviera | 1,958 SF | 3BR / 2.5BA
- View: Water + skyline with exposure improving substantially higher up
- Sun: Good natural light from wraparound glass/terrace
- Like: True 3BR • ~715-SF terrace • slightly more efficient than 01/02
- Don’t: I’d prefer 01/02 if pricing were similar

- Like: Nearly 2,000 SF • big terrace • excellent $/SF opportunity
- Don’t: Published original configuration isn’t as compelling as the true 3BR plans; renovated units can differ materially

½ Best value opportunity - Importantly, current #1004 and #1604 are marketed as 3BR/2.5BA at roughly $579–$582/SF, so renovations/conversions need to be evaluated unit by unit.
- 03 Stack — Cortina | 1,722 SF | 2BR / 2BA
- View: Ocean/Intracoastal/city depending on floor
- Sun: Good, but elevation matters
- Like: Efficient 2BR • lower absolute price • strong second-home configuration
- Don’t: Only ~350 SF terrace, dramatically smaller than the big Jackson Tower lines

Best pure investor entry - Current inventory runs from #1003 at $890K to #1103 at $1.05M.

01 Casa Del Sol → 02 Barcelona → 06 Riviera → 05 Marbella → 04 Viscaya → 03 Cortina
But for investment at today’s prices, I’d change the order:
#1 — #2705D Marbella: $995K / 1,650 SF / $603 SF. High floor, manageable absolute price and the 27th-floor view proposition.
#2 — #1604: $1.119M / 1,934 SF / $579 SF. Almost 2,000 SF and marketed as a 3BR. That’s a lot of condo for ~$1.1M.
#3 — #1403: $900K / 1,722 SF / $523 SF. Cheapest basis of the group—very interesting if condition/view are good.
For #2705 specifically, I still like the thesis: high floor + ~$600/SF basis + $100K of the right renovation could make it a much more compelling product versus paying substantially higher $/SF for newer Central Beach inventory.
