Las Olas Beach Club — Floor Plans + View + Sun
Las Olas Beach Club — Floor Plans + View + Sun
There are 7 standard stacks (01–07) on floors 7–24. The standard plans range from 1,905 to 3,035 SF.
- 03 Stack — Model D | 3,035 SF | 4BR / 4BA
- View: Direct Atlantic + Intracoastal/city exposure
- Sun: Excellent — sunrise/ocean light with broad exposure
- Like: Largest standard plan • true 4BR • 564-SF terrace
- Don’t: Higher absolute price and carrying costs
- Take:

Best overall / best family plan - 01 Stack — Model C | 2,947 SF | 3BR / 4BA
- View: Ocean + coastline + city/water
- Sun: Excellent ocean-side morning light
- Like: Nearly 3,000 SF • 3BR + den configuration in original materials • 433-SF terrace
- Don’t: You’re paying for almost 3,000 SF without getting a true fourth bedroom
- Take:

Best luxury 3BR - 05 Stack — Model C-Reverse | 2,947 SF | 3BR / 4BA
- View: Ocean + Intracoastal/city depending on exposure
- Sun: Better afternoon/evening light than its mirrored counterpart
- Like: Huge floor plan • den flexibility • excellent entertaining space
- Don’t: I’d favor whichever of 01/05 gives the cleaner direct-ocean exposure at comparable price
- Take:

- 02 Stack — Model B | 2,378 SF | 3BR / 3BA
- View: Ocean + Intracoastal/city
- Sun: Strong morning/daytime light
- Like: True 3BR • efficient 2,378 SF • lower absolute price than 01/03/05
- Don’t: 301-SF terrace is substantially smaller than the big plans
- Take:

Best investor 3BR - 04 Stack — Model B-Reverse | 2,378 SF | 3BR / 3BA
- View: Ocean + Intracoastal/city
- Sun: More afternoon/evening exposure than 02
- Like: Efficient 3BR • excellent second-home size • manageable price point
- Don’t: Same relatively modest 301-SF terrace
- Take:

½ - Current example: #1404 around $2.299M.
- 06 Stack — Model A | 1,905 SF | 2BR / 2BA
- View: Ocean/water; elevation makes a huge difference
- Sun: Strong light; orientation gives a different experience from mirrored 07
- Like: Large 2BR • lower absolute price • excellent second-home footprint
- Don’t: Only 2BR and 219-SF terrace
- Take:

- Current: #1706 $1.695M; #1806 $1.945M.
- 07 Stack — Model A-Reverse | 1,905 SF | 2BR / 2BA
- View: Ocean/water depending heavily on floor
- Sun: Mirrored exposure versus 06
- Like: 1,905 SF for a 2BR • excellent lock-and-leave size • lowest-cost entry can be compelling
- Don’t: Lower floors lose much of the dramatic ocean-view advantage
- Take:

½ Potential value trade - Current: #607 $1.195M / $627/SF, #907 $1.399M / $734/SF, #1107 $1.599M / $839/SF.
Penthouses
Models E/F/G/H — ~3,206–5,694 SF

- Take:

½
A good example is PH2703, a custom 3,210-SF east-to-west residence with more than 1,700 SF of terraces, direct ocean sunrise views and western skyline/Intracoastal sunset views, currently asking $4.75M.
My ranking
03 → 01 → 05 → 02 → 04 → 07 → 06
Best overall: 03/D — 3,035 SF + true 4BR + biggest standard terrace.
Best investor plan: 02/B or 04/B-Reverse — 2,378 SF and true 3BR gives you a much deeper resale audience without paying for ~3,000 SF.
Best value opportunity right now: 07 line. #607 at $1.195M / $627/SF is an unusually low basis for a 1,905-SF residence in an oceanfront building, although I’d want to evaluate exactly how much ocean/view quality you’re sacrificing on the 6th floor.
Best trophy/lifestyle: PH2703 — east-to-west exposure gives you the rare combination of Atlantic sunrise + Intracoastal/city sunset.
