  1. Columbus — ~2,129 SF | 2BR + den / 3BA
    • View: New River + downtown + longer-distance water/ocean depending on floor
    • Sun: Excellent light; south-facing portions get substantial daytime sun
    • Why I like it: Big entertaining space • den • feels like a true luxury residence
    • Biggest negative: Only two true bedrooms for 2,100+ SF
    • Investor take: ⭐⭐⭐⭐⭐ My favorite value plan
  2. Gramercy — ~2,141 SF | 2BR / 2.5BA
    • View: New River + skyline + ocean, with two large terraces; current listings describe both direct river and city exposures.  
    • Sun: Excellent — multiple exposures; listings specifically reference sunrise and sunset views.  
    • Why: Flow-through • two terraces • extremely private wing
    • Negative: Still 2BR and usually priced at a premium
    • Investor take: ⭐⭐⭐⭐⭐ Best view-oriented 2BR
  3. Lexington — ~1,869 SF class | 2BR / 2.5BA
    • View: River/pool with city/water exposure depending on residence
    • Sun: Good; generally brighter than a single-exposure plan
    • Why: Great size • split bedrooms • easier price point than Columbus
    • Negative: Doesn’t have Columbus/Gramercy’s “wow” scale
    • Investor take: ⭐⭐⭐⭐½ Best middle-market plan
  4. Chelsea — ~1,522–1,632 SF class | 2BR / 2.5BA
    • View: Direct New River + Riverwalk + pool on river-facing examples; rounded glass makes the view unusually panoramic.  
    • Sun: Very good, particularly with the radius floor-to-ceiling glass
    • Why: Great glass • efficient size • excellent river connection
    • Negative: I’d stretch to Lexington if the price gap is modest
    • Investor take: ⭐⭐⭐⭐
  5. Soho — ~1,161–1,262 SF | 2BR / 2BA
    • View: City/river/water varies significantly by floor
    • Sun: Good on higher floors because of extensive glass
    • Why: Efficient • 2BR • cheapest practical entry into River House
    • Negative: Doesn’t have the grand scale that differentiates River House
    • Investor take: ⭐⭐⭐½
  6. Madison — ~2,726–2,887 SF | 3BR / 3.5BA
    • View: Outstanding — east to Atlantic + north city + west along New River on current high-floor examples.  
    • Sun: Excellent multi-directional light
    • Why: True 3BR • huge views • family-friendly resale
    • Negative: Big jump in price and carrying costs
    • Investor take: ⭐⭐⭐⭐⭐ My favorite 3BR
  7. Park — ~3,470 SF | 3BR + den / 3.5BA
    • View: Panoramic river/city/water exposure
    • Sun: Excellent because of the much broader exposure
    • Why: Huge footprint • den • primary-residence quality
    • Negative: Smaller resale pool at this size/price
    • Investor take: ⭐⭐⭐⭐
  8. Fifth Avenue — ~3,690 SF | 2–3BR + den / 3.5BA
    • View: High-floor panoramic city/New River/ocean exposure
    • Sun: Excellent — broad high-floor exposure
    • Why: Trophy scale • scarcity • spectacular entertaining residence
    • Negative: High carrying cost + much thinner buyer pool
    • Investor take: ⭐⭐⭐⭐

1. Gramercy — best combination of sunrise/sunset, river, skyline and ocean views
2. Columbus — best combination of size, light and value
3. Madison — best 3BR views
4. Lexington — best value/size compromise
5. Chelsea — fantastic direct-river glass
6. Park
7. Fifth Avenue
