Las Olas River House: Is $1,000/SF the Next Move?
Las Olas River House is becoming one of the most interesting relative-value opportunities in downtown Fort Lauderdale luxury real estate.
The latest MLS data shows a market with significant price dispersion, motivated sellers and increasingly aggressive premium pricing. That combination creates opportunities for both buyers and sellers—but you have to understand the individual unit rather than simply looking at the building average.
The River House Market Today
As of September 12, River House has 11 residences actively listed for sale.
The numbers:
Median asking price: $888,001
Median asking $/SF: $704
Average asking $/SF: $723
Average days on market: 137 days
Recent average closed $/SF: $701
The average seller in the recent sales analyzed received approximately 92% of the final asking price.
That tells us two things:
Buyers have negotiating leverage.
But premium River House residences are simultaneously beginning to test substantially higher valuations.
The $2.7M Listing Everyone Should Watch
The most interesting new listing is Unit #3502.

3 bedrooms | 3.5 bathrooms
2,726 SF
35th floor
$990/SF
At almost $1,000/SF, #3502 is asking roughly 41% more per square foot than the recent closed average.
That’s a major test for River House.
If #3502 ultimately trades anywhere close to asking price, it could establish a new valuation benchmark for large, high-floor premium residences.
Same Building. Same Size. $600,000 Difference.
This may be the most revealing River House statistic.
Two recent sales were both 1,869 SF:
#2506: $1,000,000 — $535/SF
#3503: $1,600,000 — $856/SF
That’s a remarkable $600,000 difference despite essentially identical interior square footage.
It demonstrates why a generic River House price-per-square-foot number can be misleading.
Floor, views, renovation, condition and seller motivation matter enormously.
There’s Still Value at the Other End
While #3502 tests $990/SF, buyers can currently enter River House at dramatically lower valuations.
#405: $599K — $538/SF
#304: $659K — $592/SF
#1208: $699K — $602/SF
That means current asking prices inside the same building range from roughly:
$538/SF to $990/SF
Nearly a 2X valuation spread.
And several of the lower-priced units have meaningful days on market and/or previous price reductions, potentially creating additional negotiating leverage.
Why This Gets Interesting for Investors
The bigger story isn’t simply River House.
It’s what’s happening around River House.
Downtown Las Olas is entering another luxury-development cycle with projects such as Andare, Viceroy and Ombelle bringing newer residences, amenities and significantly higher replacement costs into the market.
River House gives buyers something different:
Established waterfront luxury + large floor plans + immediate occupancy + Las Olas location + substantially lower basis than much of the newest luxury product.
That creates a potentially compelling relative-value trade.
If the next generation of Las Olas luxury condos establishes materially higher $/SF pricing, existing premium buildings don’t necessarily need to match new construction to generate attractive appreciation.
They simply need the valuation gap to narrow.
What I’d Watch Next
The most important number isn’t River House’s average $/SF.
It’s where the next premium high-floor units actually close.
If transactions begin moving from the recent $850/SF high end toward $900–$1,000/SF, the conversation around River House valuation changes considerably.
That’s why #3502 matters.
It’s not just another $2.7M listing. It’s a test of River House’s next valuation ceiling.
Bottom Line
For buyers, I see two different River House trades:
VALUE TRADE: Target inventory around $550–$650/SF, particularly where long DOM and price reductions create negotiating leverage.
PREMIUM TRADE: Buy the best floors, views and renovations—but understand exactly why you’re paying $800–$1,000/SF.
For sellers, the lesson may be even more important.
A generic building average doesn’t properly value every River House residence when comparable-sized units can differ by $600,000.
And for investors, the big question heading toward 2027–2028 is:
Does River House reprice as the rest of Las Olas gets more expensive?
With current inventory spanning approximately $538 to $990/SF, that makes River House one of the most interesting luxury condo markets on Las Olas to watch.
