Trophy/high-floor renovated: $900–$1,000+/SF

River House isn’t one market. It’s increasingly three markets: lower-floor/value inventory around $540–$625/SF, the liquid middle around roughly $650–$750/SF, and premium renovated/high-floor inventory capable of $775–$1,000+/SF.

The 1,869-SF Lexington line proves it. #2506 closed at $1.000M/$535 SF; #3106 closed at $1.450M/$776 SF; #3503 closed at $1.600M/$856 SF. Same reported square footage, but a $600K spread driven largely by elevation, views, condition and presentation.  

Biggest seller-motivation signals

#1208 is #1. It has gone $800K → $780K → $759K → $699K, a 12.6% total reduction, and has been exposed since November 2025.  

#304 is #2. $710K → $699K → $659K, roughly a 7.2% reduction, with ~159 days of exposure. 

#1508 is #3. It has been sitting at $815K/$702 SF for roughly 200 days, while #1608 asks only $20K more. That’s classic competing-inventory pressure.  

#1602 is emerging motivation. It just cut $1.20M → $1.15M, putting it at $756/SF.  

Buyers appear willing to engage around roughly $670–$705/SF for good larger units.

1,869 SF; closed Aug. 17 after being marketed at $1.195M.  

#3106 — $1.450M / $776 SF
1,869 SF; closed July 8 versus original $1.700M.

#1502 — $1.100M / $723 SF
1,522 SF; last ask $1.20M.  

#1610 — $1.725M / $497 SF
Huge 3,470-SF Park residence; this illustrates why raw building $/SF becomes misleading for oversized floor plans.  

 

Best buyer negotiations

🥇 #2604 —

best risk/reward

$1.499M | 2,129 SF | $704/SF

I’d investigate $1.40M–$1.425M, or roughly $658–$669/SF.

🥈 #1208 — maximum motivation

$699K | $602/SF

Three reductions and nearly 11 months of exposure.

I’d test approximately $640K–$660K. 

🥉 #304 — low-basis trade

$659K | $592/SF

I’d explore $615K–$630K, particularly given the reductions and DOM.   

#1508 is another negotiation candidate at $815K/$702 SF after ~200 DOM. I’d probe $750K–$775K.   

#1602 may be the best Chelsea value: $1.15M/$756 SF, versus newly listed #2702 at $1.325M/$871 SF for the same 1,522 SF. The $175K spread gives a buyer a very clear relative-value argument.
