The Venetian — 1 Las Olas Circle — Floor Plans + View + Sun

The Venetian is different from the newer towers: view/orientation and floor matter more than a named floor plan. Units range widely in size because of the building’s configuration and combinations over time. The building sits directly on the Intracoastal just across from Fort Lauderdale Beach and has resident dockage subject to availability.  

  1. West / Intracoastal-facing lines — typically ~1,200 SF | 2BR
    • View: Direct Intracoastal + yachts + downtown skyline
    • Sun: West — spectacular sunsets
    • Like: Yacht parade • sunset views • relatively low acquisition basis
    • Don’t: Strong afternoon sun/heat and less direct ocean view
    • Take: ⭐⭐⭐⭐⭐ My favorite investor orientation
    • Example: #1205 had Intracoastal/city/sunset views and sold for $750K in January 2026.  
  2. Northeast / Ocean corner — ~1,350 SF | 2BR / 2BA
    • View: Atlantic + Intracoastal + Las Olas Oceanside Park
    • Sun: Northeast — beautiful sunrise/morning light; cooler afternoons
    • Like: Dual ocean/Intracoastal views • wraparound balcony • great second-home layout
    • Don’t: Less dramatic sunset experience
    • Take: ⭐⭐⭐⭐⭐ Best overall lifestyle line
    • Example: #1117 is 1,350 SF with direct ocean/Intracoastal views.  
  3. South / Ocean + Intracoastal lines — ~1,500 SF | 2BR / 2BA
    • View: Atlantic + Intracoastal + pool
    • Sun: South — excellent all-day light
    • Like: Larger 1,500-SF footprint • split bedrooms • dual-water views
    • Don’t: Renovation quality varies dramatically between units
    • Take: ⭐⭐⭐⭐⭐ Best larger standard residence
    • #1414, for example, was a south-facing 1,500-SF residence and sold for $1.07M in March 2026.  
  4. Higher-floor west / northwest corner — ~1,200–1,350 SF | 2BR
    • View: Intracoastal + marina + skyline + some ocean
    • Sun: West — phenomenal sunsets
    • Like: Higher elevation • yachts • Boat Show/boat parade views
    • Don’t: Western afternoon heat
    • Take: ⭐⭐⭐⭐⭐ Best sunset/yacht lifestyle
    • #1507 is a good example: 1,200 SF, sweeping west-facing Intracoastal views and nearly 13-foot ceilings, asking $910K.  
  5. Intracoastal-facing ~1,500 SF lines | 2BR
    • View: Intracoastal + city
    • Sun: Exposure varies by exact line
    • Like: More interior space • better primary-home usability • excellent yacht views
    • Don’t: I’d want a substantial discount if the ocean exposure is limited
    • Take: ⭐⭐⭐⭐½
  6. Smaller ~920 SF line | 1BR
    • View: Intracoastal/city depending on unit
    • Sun: Orientation dependent
    • Like: Low entry price • easy pied-à-terre • inexpensive way into the location
    • Don’t: Doesn’t maximize what makes Venetian special
    • Take: ⭐⭐⭐½
    • #503 is 920 SF and sold for $558K in January 2026.  

Penthouse — ~3,542 SF | 3BR / 3BA

  • View: Direct Atlantic + Intracoastal/canal
  • Sun: Broad high-floor exposure
  • Like: Massive footprint • spectacular ocean views • extremely scarce
  • Don’t: Older building + very thin resale pool at this price point
  • Take: ⭐⭐⭐⭐
  • PH3: $2.499M | 3,542 SF | ~$706/SF, after a $100K price reduction; it has been marketed for an extended period.  

My ranking

NE Ocean/Intracoastal corner → South 1,500-SF line → high-floor West/Intracoastal → standard West/Intracoastal → other 1,500-SF lines → 920-SF 1BR

Best lifestyle: High-floor NE corner — sunrise + ocean + Intracoastal.

Best investor orientation: West/Intracoastal. You’re buying the yacht/sunset experience that makes the Venetian unique, often without paying the ocean-view premium. A renovated 1,200-SF #905 sold for $650K in July 2026, or about $542/SF.  

Best larger floor plan: South-facing ~1,500 SF — I like the combination of ocean + Intracoastal views, all-day light and more usable interior space.

Best unique feature versus nearby beach condos: Intracoastal frontage + resident marina/dockage subject to availability + walkability to the beach. That’s a difficult combination to replicate at this price point.
