Where I’d buy
Best overall: 01 stack — true 3BR + southeast river orientation.
Best investor floor plan: 02 stack — big 2BR + den gives you much of the utility of a 3BR without paying full 3BR pricing.
Best value: 03 stack — around 1,900 SF is the sweet spot where WaterGarden can become particularly compelling if bought around $600–$700/SF.
Best lifestyle: 05 stack if you specifically want New River sunsets.
For the broader Las Olas trade, I’d still put River House Columbus/Gramercy ahead of WaterGarden if the basis is similar, but WaterGarden becomes very interesting when you can buy it at a meaningful $/SF discount.
